From project concept to completion, it is our goal to give you the information you need to feel confident in our work moving forward together.

Start the conversation

Meet and Greet

The crucial first step is learning about your project. What do you envision? What challenges do you have? What is important to you, and how might we fit in? You may also have questions about what it means to hire a design and architecture studio in general, and we’re here to answer those, too.

While learning more about what we call your project “wish list,” we’ll share examples of previous Cadence projects that might be relevant or inspiring. We’ll also discuss project budgets, soft costs (survey, engineering, permits, etc.), and schedule. If we all decide it’s a good fit, we’ll visit your home, help you clarify the scope, then write up a custom proposal for our services.

Site Visit

Getting to know your space

This step can look really different based on the type of project you have in mind. Are we talking about a renovation? A new build on undeveloped land? Regardless, we firmly believe first-hand knowledge helps us better integrate your vision with the land and space we’ll be designing.

We believe the site informs the design, so gathering information like detailed measurements and photographing existing structures, natural features, and views is key.

This is also when we’ll analyze zoning implications. If the city requires it, we'll coordinate a survey, soils test, and structural engineering.

Define Program

Questionnaire and Project Goals

We'll continue to dig deeper to formulate what’s called a “program” of your priorities, lifestyle, aesthetics, and specific space needs. We'll utilize an extensive questionnaire, Pinterest inspiration boards, and have further discussions to set the project goals.

Schematic Design

Breathing life into our shared vision

This is one of our favorite steps. Here, we’ll translate your wants and needs, and then combine them with our expertise and vision. We create sketches, floorplans, and simple 3D models of your project that give form to the ideas described in your wish list and questionnaire, and that respond to the unique features of your existing home or new site.

There is a lot of back and forth in this phase as we spend time developing creative options. Together with you, we review these initial design concepts and then refine them until you are satisfied and ready to move forward.

The team will expand as we collaborate with a structural engineer, landscape designer, energy consultant and others to achieve a holistic approach to your home.

Contractor Interviews and Selection

Trusting your builder

Establishing trust with your builder should be your number one priority. Can you foresee working with this person for the next year?

Getting a contractor on board early in the process is essential, as the best contractors are often booked up to a year in advance. We can recommend contractors that have experience in projects like yours or get to know one you’ve already selected.

Pricing and Prioritizing

Aligning on cost and scope

Once a solid direction has been established, we create a robust drawing set that includes floorplans and elevations, specifications, and cost allowances, in order to obtain preliminary pricing from the general contractor.

Upon reviewing the pricing, we may need to consider adjustments or scope reductions as part of the standard process, ensuring alignment with your budget and goals.

Design Development

Time to further refine your design

We use state-of-the-art 3D modeling and rendering software, along with virtual reality sessions, allowing you to visualize and experience your new home in full scale.

The schematic design is further refined by enlarging drawings to the appropriate scale and creating more detailed plans, elevations, and 3D views that integrate materials, finishes, and building construction details.

Construction Documents and Permit

Finalizing your road map for construction

During this step, we’ll add any code or zoning compliance required by the municipality to the drawings. We also add further detail to the specifications for construction that will serve as a roadmap, to ensure your project is built to our design intent. These include large-scale details, window and door sizes and specifications, enlarged kitchen and bath drawings, lighting fixtures and switching layouts, finishes, and product selections.

Once we submit for permit, city reviewers generally have comments which we respond promptly to, avoiding delay in the process of receiving your permit for construction.

Construction Support and Observation

Remaining by your side during the building

We're committed to supporting you throughout the entire project, ensuring informed decisions and a smooth construction process.

We will have on-site meetings with you and the contractor on a regular basis, where we'll clarify issues that arise, review field conditions, and ensure that every detail and design intention is implemented. Finalizing and placing any remaining orders will also take place.

On-site or over the phone, we are here to interpret construction drawings, answer questions, and help the contractor work out the details as necessary. As we approach the project's completion, we're hands-on with the "punchlist" process to make sure everything's wrapped up just right.

With our focus on quality, we ensure that every detail meets our high standards, so your space functions beautifully and looks fantastic.

Interiors and Furnishings

Assisting with the finishing touches

At this optional phase, we collaborate with you on enhancing your space, discussing color schemes, furniture, lamps, and accessories beyond what's already in the construction plans.

From built-ins to window treatments, rugs, artwork, and more, we're here to help you add those finishing touches, so definitely don’t hesitate to reach out if you want a hand here.

Getting to know our clients is a huge first step to any project, and critical to our success. We utilize several free tools to help us align on your vision and stay connected with you throughout the design and construction process. These include:

Hours + Meetings

Cadence is open Monday - Friday from 8 - 5 MT

Site visits, meetings at our home studio, or calls via Zoom are by appointment only. Please email or call (720) 314-8195 to get on our schedule.

We ask that you provide 24-hour notice for any cancellation, as we do spend time preparing for meetings.

Cadence Studio is not typically open on weekends, but we can make exceptions if needed.

Invoices + Initial Payments

We are a small business, taking on only a handful of projects at a time. We appreciate and rely on prompt payment via Quickbooks, Paypal, or check. Please refer to our FAQs below for additional details.

Contracts + Insurance

We utilize American Institute of Architects (AIA) standard legal contacts for our services, specifically AIA B105-2007. We are currently insured through USI Insurance Corporation, and can provide a copy of this document at your request.

An architect is an essential partner when it comes to home renovations and new home builds, providing invaluable expertise along with a beautiful set of plans that inform the construction process.

They also have the knowledge and expertise to provide you with multiple design solutions to meet your project objectives, draw plans with the detail and specification required so you receive accurate bids and stay aligned with your budget, and ensure your project is built to code – meaning it’s safe for you and your family.

Do you provide Consultations?

Yes – Our consultations include a site visit and/or a meet and greet to understand your needs and to establish a wish list of priorities for your project. We then create a custom proposal based on what we learned through our time together.

What are your rates?

Our rates vary depending on each project’s size, setup, and the services you are requesting. Please reach out to us to learn more.

Can you stamp drawings so I can get a permit for my house?

We are registered in the state of Colorado and stamp our drawings. However, most projects (other than simple non-structural remodels) will require a structural engineer. We will hire and coordinate with the structural engineer to make sure everything goes smoothly and that the structural engineer will stamp the structural drawings, while we will stamp our architectural drawings.

When do I need to start the design process?

It's never too early to start the design process! The timeline for starting the design process for a renovation can vary depending on the project's scope and complexity, as well as external factors such as permits and contractor availability.

A good rule of thumb is to start the design process 3-6 months before you plan to begin construction. This allows ample time for planning, obtaining necessary permits, selecting materials, and finding the right professionals to work with.

How does billing work?

We want to make the payment process as easy as possible. So, we offer billing through Quickbooks, which allows you to use your bank account or credit card. If you prefer to pay by check, that's perfectly fine too!

Before we begin any design services, we require an initial payment to be made. This is to secure a slot in our schedule and ensure that we can start work on your project.

After the completion of each phase of work or at the end of each month (whichever comes first), we will send you an invoice. Payment is due upon receipt of the invoice.

We invoice throughout the design phases via Quickbooks Online. Please select the amount listed in your proposal (there are different amounts depending on the size of the project). You can use any credit card on PayPal (account not necessary).

Once we receive payment we'll lock in a date in our schedule and get to work on your project!


Please note that this applies only to projects we have provided a proposal for. Any pre-payments made without receiving a proposal from us will immediately be refunded.

Site visits +

Please contact us prior to your payment to confirm availability, a date, and that the project is a good fit. Any pre-payments made without a phone call or e-mail correspondence first will immediately be refunded.

We provide online payments for visiting your site and to create a detailed custom proposal. We will meet you at your property to look at options and feasibility, plus we'll help you establish and prioritize your wish list. This initial charge is credited back to your overall design fee (on the first invoice) if you hire us for the project.  If you don’t hire us, you get some valuable information and we get paid for our time. You can use any credit card on PayPal (account not necessary). Once we receive payment, we will lock in a date.  Cancellations:  24 hours notice for weekdays, 48 hours for weekends.  50% charge for weekend cancellations if not notified two days in advance.
